About the Role
Vertical Real Estate Services is looking for a driven, people-focused Leasing Manager to join the team at Arise Riverside in Austin. You’ll report directly to the Community Property Manager and lead day-to-day leasing, marketing, and resident retention for the community. If you love meeting people, closing leases, and keeping a property running smoothly, we’d love to hear from you.

What You’ll Do

• Lead all leasing activity: give tours, follow up on leads, and keep applications moving quickly
• Process and screen new rental applications according to company criteria and Fair Housing guidelines
• Analyze traffic, conversion, and market trends to build and carry out a monthly marketing plan
• Monitor lease expirations and drive renewals to maximize resident retention
• Plan and host resident events that build community and keep residents engaged
• Develop and carry out resident retention initiatives, such as renewal incentives, move-in welcome programs, and resident appreciation efforts
• Handle escalated resident requests and complaints professionally and promptly
• Assist with delinquency follow-up and eviction filings for non-paying residents
• Coordinate with the Maintenance Manager to prioritize service requests and make-readies based on the move-in schedule
• Maintain accurate, complete resident and property files
• Help prepare the annual budget and support adherence to approved budgets
• Keep property operations compliant with all applicable regulatory requirements

What We’re Looking For

• 2+ years of multifamily leasing experience; leasing or assistant management leadership experience preferred
• A track record of meeting or exceeding leasing and renewal goals
• Working knowledge of Fair Housing laws; familiarity with Texas Apartment Association (TAA) leases and procedures is a plus
• Experience with property management software (Yardi)
• Strong sales, communication, and customer service skills
• Organized, detail-oriented, and comfortable managing multiple priorities
• Availability to work some weekends as needed for leasing
