Role summary

Ackermann Group is seeking a full-time Maintenance Technician 3 for a 367-unit community in Pickerington, Ohio. This role involves troubleshooting and repairing property operational, mechanical, and structural needs, including pools, plumbing, appliances, electrical, and carpentry. Responsibilities include performing intermediate repairs across various trades, scheduling unit turnovers, managing inventory, responding to resident requests and emergencies, and participating in preventative maintenance. The ideal candidate has 1+ years of general maintenance experience, an EPA Type I & II certification, and strong customer service and organizational skills. Availability for full-time work and an on-call rotation is required.

What we’re looking for:

We are seeking a full-time Maintenance Technician 3 to join our team at the Arbors at Turnberry, a 367-unit community located in Pickerington, Ohio. . As a Maintenance Technician 3 at Ackermann Group, you must possess strong tactical and technical ability to effectively & efficiently troubleshoot and repair all operational, mechanical, and structural needs of the property including but not limited to: pools, plumbing, appliance, electrical and carpentry. They must possess adequate proficiency and communication skills to deliver excellent customer service. This role requires the ability to work with minimal supervision, familiarity with a maintenance budget, and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. Additional responsibilites include:

  • Physical activities related to interior and exterior building and grounds maintenance and light duty janitorial.
  • Performing intermediate level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
  • Scheduling unit turnovers with approved contractors.
  • Managing inventory associated with unit turnovers.
  • Carrying out repairs and/or solutions for resident generated service requests.
  • Participating in snow event preparation and removal.
  • Responding to periodic after hours “emergency” maintenance requests.
  • Pool water management if applicable.
  • Participating in move-in/out inspection process.
  • Leveraging Ackerman technology and software to document, manage and report on maintenance related activities.
  • Participating in coordination and execution of the property’s preventative maintenance plan.
  • Taking responsibility for other work-related tasks as assigned by Community Manager or Maintenance Supervisor.

    The ideal Maintenance Technician 3 will have:

  • Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager
  • 1 or more years of related experience that demonstrates a broad knowledge of general maintenance
  • EPA Type I & II certification required
  • CPO and CAMT certifications preferred
  • Aquatherm system experience preferred
  • Exceptional attention to detail
  • A positive, team-oriented attitude
  • A valid driver’s license with proof of insurance
  • High school diploma or equivalent
