Role summary

Ackermann Group is seeking a full-time Maintenance Supervisor for The Residences at Breckenridge, a 208-unit community in Hilliard, Ohio. This role involves overseeing all day-to-day maintenance needs, collaborating with the Community Manager, and managing the physical, mechanical, and structural aspects of the property. Responsibilities include managing the unit make-ready schedule, vacant market readiness, maintenance supplies, inventory, and budget. The supervisor will also handle snow removal, emergency maintenance requests, vendor management, and coordinate preventive maintenance and capital improvement projects. The ideal candidate will have 3+ years of related supervisory experience, proficiency in various maintenance trades (Plumbing, Electrical, Carpentry, Appliance Repair, HVAC, Painting), and possess strong financial and organizational acumen. EPA Type I & II Certification is required.

What we’re looking for:

We are seeking a full-time Maintenance Supervisor to join team at The Residences at Breckenridge, a 208-unit community located in Hilliard, Ohio. As a Maintenance Supervisor at Ackermann Group, you will be responsible for collaborating with the Community Manager to oversee all day-to-day needs of the community. The Maintenance Supervisor must possess adequate trade-related proficiency and communication skills to deliver excellent customer service as well as strong tactical and technical ability to effectively maintain the campus and all mechanical, and structural needs of the property. This role requires familiarity with a maintenance budget and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. Additional responsibilites include:

  • Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance.
  • Ensuring unit make-ready schedule meets expectations.
  • Ensuring vacant market readiness.
  • Managing maintenance related supplies, inventory and budget.
  • Snow removal.
  • Responding to periodic after hours “emergency” maintenance requests.
  • Ensuring timely completion of all service requests.
  • Ensuring all community amenities are always market ready.
  • Leveraging Ackerman technology and software to document, manage and report on maintenance related activities and budget.
  • Negotiating rates and maintains positive relationships with local service providers and vendors.
  • Participating in hiring process.
  • Coordinating the execution of the property’s preventive maintenance plan.
  • Performing specialist level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
  • Directing routine meaningful meetings with team members.
  • Taking responsibility for other work-related tasks as assigned by Community Manager.

    The ideal Maintenance Supervisor will have:

  • Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager
  • 3 or more years of related experience that demonstrates a broad knowledge of general maintenance – Supervisory experience is required.
  • EPA Type I & II Certification required
  • CPO and CAMT certifications preferred
  • Aquatherm system experience preferred
  • Experience with Microsoft Outlook and Office products
  • Exceptional attention to detail
  • A positive, team-oriented attitude
  • A valid driver’s license with proof of insurance and reliable method of transportation
  • High school diploma or equivalent
